Our minimum sidewalk job covers up to 25 sq. ft., which is one 5×5 slab, and starts at $2,100 in the Bronx and Queens, $2,200 in Upper Manhattan, $2,400 in Brooklyn and $2,600 in Lower Manhattan. The price per square foot drops as the job gets bigger: a 100 sq. ft. repair runs from about $3,059 to $4,775 depending on the borough.

Jobs of 400 sq. ft. or more are priced per square foot: $13 in the Bronx, $14 in Queens, $19 in Brooklyn and Upper Manhattan, and $22 in Lower Manhattan. As a real example, our full-frontage replacement of about 500 sq. ft. in Oakland Gardens, Queens came to $14 per square foot, plus about $140 in permit costs.

Property owners are responsible for maintaining the sidewalk adjacent to their property, even though it is public property. If NYC DOT finds defects, it can issue a sidewalk violation, and the owner has 75 days from receiving it to complete the repairs. After that, DOT may arrange for a City contractor to do the work and bill the property owner for the cost.

If a City-owned street tree damaged the sidewalk in front of a one-, two- or three-family home, the City may repair it at no cost to the owner. The NYC DOT will inspect the site to determine eligibility. A request for free repairs can be submitted here.

We look at each slab on its own. A slab that is still level and solid, with only surface wear or a hairline crack, can usually stay. A slab that is cracked all the way through, sunken, lifted by tree roots, or raised half an inch or more above the next one is a trip hazard, and patching it only hides the problem for a season or two, so we replace it.

DOT violations work differently: every slab marked on the notice has to be replaced in full, because patching is not accepted as a permanent repair. Either way, we replace only the slabs that need it. At 263 W 139th St on Strivers’ Row, that meant 5 root-damaged slabs, while the rest of the sidewalk stayed in place.
